What do I need to start using your services?
To start using our property management services, you'll need a few key things in place: Property Inspection – We'll begin with a thorough inspection to assess the condition of your property and identify any necessary repairs or improvements. BBL (Basic Business License) – Your rental property must have an active Basic Business License issued by the Department of Licensing and Consumer Protection (DLCP). DHCD Registration – Your property must be registered with the Department of Housing and Community Development (DHCD) as required by local rental housing regulations.
What type of reporting do I get?
You will receive a detailed property report every month that outlines income, expenses, and any maintenance activity. In addition, you can access other reports anytime through our online owner portal, giving you full visibility into your property's performance.
When can I expect my rent disbursement?
Rent disbursements are sent out on the 6th of each month. If the 6th falls on a weekend or holiday, the disbursement will be processed on the next business day. This ensures a consistent and timely payout each month.
What happens if a tenant violates a term of the lease?
If a tenant violates a term of the lease, we follow the procedures required by DC landlord/tenant law. This includes providing the tenant with a 30-day notice to correct the issue or vacate the property. The tenant has 30 days to resolve the violation or move out. If the issue is not resolved within that time, we may take further legal steps to enforce the lease and protect your property.
Can I use my own contractor?
Yes, you can use your own contractor. We’re flexible and happy to work with vendors you trust. You can get involved as much or as little as you want in the management of your unit, some owners prefer a hands-off approach, while others like to stay more involved. It’s entirely up to you.
Can I inspect my property?
Yes, you can inspect your property with at least 48 hours notice to the tenant, as required by DC law. We also perform inspections at least once a year and provide you with detailed inspection reports, so you stay informed about the condition of your property even if you’re not there in person.
